Have you considered looking at a used race car hauler? They make them on everything from a one-ton van chassis, to medium duty (Kodiak or International 7400 series) to full size Kenworth/Freightliner set ups. Buddy of mine recently purchased a Freightliner based unit to change over into a tool truck, and then pulls a trailer filled with the big mechanic's tool boxes when he goes to a swap meet or tool show.
It is pretty easy to find numerous web pages full of used units, and I would think a little customizing would be fairly easy. It would already have the plumbing, HVAC, wiring, etc., and you could get a "shorty" with the 5th wheel already installed.
