I had the same thing happen in my bathroom. So I took the motor over to a local electrical motor rebuilding shop. He fixed it right up, and charged me about 20 bucks. Much easier than trying to retrofit a new unit into the ceiling - especially since my house has no attic space to speak of.

The shop I used is in San Jose - near Winchester and San Thomas. But I imagine there are shops up your way too.
